Sunview Terrace (CPTED)

An integral component of the Mayor of Orlando’s redevelopment program for the Parramore Heritage District of Orlando was the renovation of a 26-unit, mixed-income, apartment community known as Sunview Terrace. Hahn & Hahn Team, Inc. was retained by the Orlando Neighborhood Improvement Corporation (ONIC) to master plan and provide Crime Prevention Through Environmental Design (CPTED) services to “reclaim the living spaces” and restore the community back to being a “people friendly” neighborhood—safe and crime-free.

The Hahn & Hahn Team addressed and solved such issues as: access, landscaping, improved open space uses, lighting, public space improvements (i.e., “defensible space”), exterior color scheme recommendations, signage, parking layout, site circulation, entry features, fencing, outdoor furniture, and pedestrian walkways. The grounds were reconfigured to distinguish the private spaces from the public areas. Public access was limited to the property yet still integrated into the overall neighborhood fabric. Extensive landscaping was used to soften the urban location. Properly placed exterior lighting was used to eliminate dark areas on the site. Benches, picnic tables and barbecue grills were added to encourage outdoor socializing. Lively graphics and colors on the buildings, the entry, and the fencing provided excitement to the property.

Inevett Hahn was recognized for her CPTED talents on the Sunview Terrace when her company was awarded the Golden Brick Award from the Orlando Downtown Development Board.
